verplanck

Verplanck lies on a small peninsula in the northwest extreme of the town of Cortlandt. Tucked along the east bank of the Hudson River, it is bordered by Cortlandt's village of Buchanan and hamlet of Montrose.

Verplanck is the home of a replica of the ship the Half Moon, with which Henry Hudson explored the Hudson River.

It is also known for its Revolutionary War history, specifically the location of the strategic Kings Ferry between Stony Point and Verplanck's Point, which George Washington's army used to cross the Hudson on its march to Yorktown, Virginia, in 1781

info stats

THE FOLLOWING DATA IS FOR YEAR OVER YEAR OF THE PREVIOUS MONTH

  • The industry considers Median Sales Price a more accurate look at home prices than average because it eliminates the outliers that can skew data.

  • Low inventory (new & active listings) can lead to a sellers market, especially if pending & sold listings are up. The opposite, high inventory and low sales will lead to a buyers market.

  • Months of inventory reflects an estimate of the amount of time it would take to sell all of the current listings in a given area.  Six months is considered a ‘balanced’ market. Anything under 6 months is considered a sellers market and anything above is a buyers market.
