According to the Denver Metro Association of Realtors (DMAR), our city’s luxury real estate landscape saw a major shift in February. Sellers stepped up with 689 new home listings in February, representing a massive 59 percent increase from January. For context, this is far above the 13 percent national average, and marks the most significant jump in Denver in nearly three years.

“The early rush hour in the market signals the pent-up desires of sellers, who have been sitting on the sidelines due to the dramatic run-up in interest rates since last spring,” says Colleen Covell, DMAR Market Trends Committee member. “Although the rates have decreased some from their highs last fall, they do not appear to be dropping below six percent anytime soon. Tired of waiting for optimum sale and rate conditions, sellers decided to jump back in.”

One high-profile seller who seems to be back in the game? Denver Broncos’ ex-quarterback Russell Wilson, who is set to be released from the team on March 13, the start of the league year, according to a statement issued by the Broncos earlier this week. Last month, BusinessDen reported that Wilson and his wife, singer Ciara, were quietly accepting offers on their Cherry Hills Village mansion.

The celebrity power couple purchased this massive four-bedroom, 12-bathroom home in April 2022—weeks after Wilson was traded to the Broncos by the Seattle Seahawks—for $25 million, making it the most expensive home ever sold in Denver. (Clearview Farm was listed for nearly $29 million in October 2022, but hasn’t sold yet). Built in 1999, the home features all the ultra-luxe amenities you’d expect from an NFL star’s domain: a nine-car garage, indoor pool, basketball court, game room, theater, and luxury finishes, all set on five acres of land. Although this home isn’t officially listed, you can have your people call Wilson’s people to arrange a showing.
