these 3 CT towns rank high in real estate bidding wars, prices on redfin's list of hottest in U.S.

The town of Avon jumped out as one of the hottest real estate markets in the country in the first two months of 2025, with two other Hartford-area locals ranking high on Redfin's list of neighborhoods where houses are generating the most bidding wars.

Redfin uses several data points to identify hot real estate markets by ZIP Code, including median prices, how fast homes are selling, and how many are selling above listed prices. The list identifies the areas by ZIP codes in the 150 largest metropolitan areas in the United States.

A CT Insider analysis of the list shows that Manchester's 06042 ZIP code and Avon's 06001 ZIP code ranked among the Top 10 in the United States where homes are selling above asking prices, at 64.7% and 62.1% of all sales, respectively.

Avon topped Manchester in several other categories analyzed by Redfin, including median sale prices, which in Avon's 06001 ZIP Code was up 21% from a year ago to $460,000. As tracked by Redfin, Avon ranked 19th of U.S. locales for gains in median home prices. Manchester's 06042 ZIP code area meanwhile saw a 3.4% increase over the previous year, selling for a median price of $292,000 in the north section of that town.

Connecticut had nine ZIP codes among the top 300 nationally, with Redfin ranking only the Top 10 across all criteria and listing them alphabetically after that. But multiple Connecticut neighborhoods ranked high on specific criteria, including Glastonbury's 06033 ZIP code where 55% of homes sold above asking prices — 13th on the list of homes selling above asking prices.

Trumbull's 06611 ZIP code just missed the Top 20 on the Redfin list for the year-over-year change in page views for the median listing on Redfin, which was up 135% from the first two months of 2024.
